Hidden Roof Leaks: What Homeowners Miss (and What Roofers See)

Most roof leaks are not dramatic. There is no bucket on the floor—just a faint stain, a musty smell, or insulation that looks a little flat. Here is what homeowners often miss, and what we look for.

"It's an old stain." — Maybe not.

A stain that has been there a while may still be active. We check the attic above it for damp wood, wet insulation and fresh water marks.

"The ceiling looks fine." — Check the insulation.

Water can soak into attic insulation for months before it shows on the drywall. Wet insulation loses its insulating value and can hold moisture against the framing.

"It only leaks in big storms."

Wind-driven rain gets under lifted shingles and failed flashing that stay dry in a gentle rain. That still means water is getting in.

"The water is on the floor, so the leak is right above it."

Water travels along rafters, ducts and pipes before it drips. The source on the roof can be several feet away from where you see it. That is why we trace leaks from the attic and the roof.
