Roof Repair vs. Replacement: How to Decide

Not every roof problem needs a new roof. Here is how we help homeowners in McKinney, Frisco and across North Texas decide.
Repair usually makes sense when…
- The roof is less than about 12–15 years old and in good overall shape.
- Damage is limited to one area—a few blown-off shingles, a cracked pipe boot or a bad flashing detail.
- There is one leak with a clear, fixable source.
Replacement usually makes sense when…
- Shingles are 15–20+ years old, curling, cracking or losing lots of granules.
- Hail damage is spread across multiple slopes.
- You have repeated leaks in different spots.
- Decking is soft, rotted or delaminating.
- Your insurer has approved a replacement after a storm.
The cost question
A repair costs far less today, but repeatedly patching an old roof adds up—and leaks can damage insulation, drywall and framing. If your roof is near the end of its life, putting that money toward a replacement can be the better investment.
Think about the next storm
If you are replacing, ask about Class 4 impact-resistant shingles. They resist hail better than standard shingles, and many Texas insurers offer discounts for them.
