How Much Does a Roof Replacement Cost in McKinney & Frisco? (2026 Guide)

The honest answer is "it depends on your roof," but you should still have a ballpark before anyone climbs a ladder. Here is how roof replacement pricing works for homes in McKinney, Frisco, Allen, Plano and the rest of Collin County, and what moves the number up or down.
Typical cost for an asphalt shingle roof
Most homes in our area get architectural asphalt shingles. For a complete tear-off and replacement, North Texas homeowners typically pay somewhere around $4.50 to $7.50 per square foot of roof area. Roofers price by the "square," which is 100 square feet of roof, so that works out to roughly $450 to $750 per square.
| Roof area | Typical home | Typical range |
|---|---|---|
| 2,000 sq ft (20 squares) | Smaller single-story | $9,000 – $15,000 |
| 3,000 sq ft (30 squares) | Average two-story | $13,500 – $22,500 |
| 4,000 sq ft (40 squares) | Larger home, complex roof | $18,000 – $30,000 |
Roof area is larger than your home's living area. Overhangs, garage roofs and steep pitch all add squares. A 2,500 sq ft house often has 3,000+ sq ft of roof.
What makes a roof cost more
- Pitch. Steep roofs need extra safety equipment and go slower. Many Frisco and Prosper homes fall in this group.
- Complexity. Every valley, dormer, turret and wall intersection needs flashing and careful cutting.
- Decking. Rotted or delaminated plywood found during tear-off is replaced per sheet. We photograph it and show you before replacing anything.
- Layers. Older homes with two layers of shingles cost more to tear off and haul away.
- Shingle line. Class 4 impact-resistant shingles cost more up front but resist hail better, and many Texas insurers give a premium discount for them.
- Ventilation and code items. New drip edge, pipe boots, ridge vents and flashing are part of a proper replacement, not optional extras.
When insurance pays
If hail or wind damaged your roof, your homeowner policy may cover the replacement minus your deductible. You still pay the deductible yourself. Under Texas Insurance Code Chapter 707, a contractor cannot waive or rebate it. Read our Texas roof insurance claim guide for how depreciation and the two-check process work.
Why quotes vary so much
Two quotes for the same house can be thousands of dollars apart. Before comparing price, compare what is written in each one: tear-off to the deck or a layover, underlayment type, ice and water shield in valleys, new flashing or reused, ventilation, decking allowance, cleanup, permit and warranty. A cheap quote that skips these items usually costs more later.
